There’s a new “kingpin” at the Cortlandt Lanes bowling alley on Crompond Road.
A home-away-from-home for generations of local keglers, the 38-lane bowling alley has been sold to new owners who appear to have ambitious plans for a facility in need of a facelift.
According to documents filed in the Westchester County Clerk’s land records division, the property at 2192 Crompond Road was sold for $2 million to a firm called 2192 Crompond Road Partners LLC, listing an address of 92 Roa Hook Road in Cortlandt Manor.
The seller was Dubak Realty Management Corp., with an address of 32 Boardman Lane in South Hamilton, Mass. The president of Dubak Realty Management is Blair Connolly.

For bowlers, their sport keeps on rolling
Peekskill was a hotbed of bowling in the 1940s and 1950s, with dozens of leagues and several alleys scattered throughout the town, including at the Guardian building in the Assumption Church.
Today, northern Westchester bowlers have two venues – Corltandt Lanes and the Jefferson Valley Lanes, on Hill Boulevard. Nationally, more than 50 million Americans bowl at least once each year, according to figures from the Sports & Fitness Industry Association (SFIA). Over a million of them bowl at least 13 times a year, and there are more than one million league bowlers, competing on a weekly basis in team play. Bowlers still outnumber pickleballers, although the gap is closing.
In 2023, there were 3,800 bowling centers in the country, down from a peak figure of about 12,000 in the mid-1960s, when the sport’s popularity started a steady decline, according to figures from the United States Bowling Congress (USBC).
Leagues, special offerings and group parties
Cortlandt Lanes hosts fall and summer leagues and runs many programs that include Moonlight Special, Pizza & Brew Special and Family Night Special, when bowlers can enjoy discounts and extras. The lanes are open seven days a week with Friday and Saturday hours of 9 a.m. to 12:30 a.m. and Sundays from 9 a.m. to 11 p.m.
Their Saturday Breakfast Special for $24 includes a two-hour period of bowling between 9 a.m. and 1 p.m. and an egg and cheese on a roll with a choice of coffee, tea, orange juice or apple juice. The $27 Sunday Lunch Special includes a two-hour period between 11 a.m. and 2 p.m. and an adult meal.
Group parties are available for company functions, adult birthday parties, church groups, summer camps, anniversaries and school outings.
Financing the sale
According to the records in the Westchester County clerk’s office, the $2 million sale price was financed in large part by a loan the seller made to the buyer. The buyer, 2192 Crompond Road Partners LLC, borrowed $1.5 million from Dubak Realty and will pay off that loan over time. Any major improvements at the bowling over $100,000 must be approved in advance by Dubak, according to the mortgage, and Dubak can request monthly financial statements for the bowling business.
The mortgage was signed for the borrower 2192 Crompond Road Partners LLC by Demetri Vourliotis, the managing member of a trust. That firm’s address is also the location of the Table 9 restaurant in Cortlandt at Annsville Circle.
Vourliotis did not respond by our deadline to an email from the Peekskill Herald requesting a comment on the purchase of the bowling alley.
